Company Services Advice for Landlords Safety Regulations

We offer a let and manage service and a let only service. Both services will require an initial appraisal at your property where we can discuss the best option for you and also provide you with a realistic rental value and brief overview of safety regulations and requirements.


Let Only
  • We will arrange accompanied viewings with potential tenants. When a tenant is found for your property, we will confirm details and suitability with you. Next we will request a payment or reservation fee from them to demonstrate their commitment to the property. The next step is to obtain references and to carry out credit checks on all adult tenants.
Let and Manage

Our let and property management service is designed to give you peace of mind while we look after your investment. This includes:

  • Finding a suitable tenant or taking over the management of a property where your tenant already resides
  • Preparing a schedule of condition and agreeing this with the tenant prior to moving in
  • A full inventory can be prepared by us (this will incur a small fee)
  • Receiving monthly rental payments from the tenant and paying you into your preferred account
  • Carrying out any necessary repairs or maintenance to an agreed cost limit – we suggest £150 - but contacting you prior to any larger works required which may rise above this limit
  • Checking the condition of the property periodically
  • Liaising with tenants regarding extending the letting agreement
  • Ensuring service company accounts – gas, water, electric and council tax – are transferred into the new tenant’s name
  • Carrying out any building improvement/maintenance work between tenancies.
  • Re-letting the property as and when required keeping vacant periods to a minimum to optimise the return from your property
Tenancy Agreement
  • We will prepare a suitable tenancy agreement which covers all current legislation which will be signed by the new tenant(s).

    We will also collect a deposit from the tenant(s); usually the equivalent of one month’s rent + 15%. This will be held in accordance with the Tenancy Deposit Scheme (TDS).

    Once the tenancy starts we can meet the tenants at the property to hand over keys or do meter readings if this is required.
How we Advertise
  • Your property will be marketed on our own unique website and also on selected online property portals - maximising exposure for your property, whether you use our ‘let only’ or ‘fully managed’ services. Our company sign board will also be erected outside your property as well as advertisements in the local press and housing supplements suitable for the location of your property.
Building and Maintenance Service
  • This is another bespoke service operated by our company. It is designed to help the landlord/owner with cleaning, decorative or improvement works to the property either prior to or after a tenancy period.
